We consulted a panel of experts for their top three recommendations for cost-effective fixes. Here’s what they shared:

Front Door

What is the first thing someone notices upon arriving at your home? The front door serves as the entrance to your living space; if it’s in disrepair, it can create a negative first impression. Realtor Donna Leibow from The Leibow Team at Keller Williams Central in Richardson emphasizes, “curb appeal is the most important factor that draws attention to a house.” This encompasses the landscaping and the home’s exterior.

Rosa Velasco-Klinghoffer, owner of San Miguel Ironworks in Dallas, agrees. She notes that a wrought iron door can enhance curb appeal, beauty, and value. “The amazing thing is when we replace the door, it’s an immediate update,” states Velasco-Klinghoffer. “People can get a lot more for their home; it’s a great investment.” She also mentions that metal doors are excellent for both aesthetics and functionality. “Metal doors are pre-hung with their own jamb, preventing them from shifting, warping, or expanding due to settling of the house or weather.” They are energy-efficient, and the glass panels can be opened without needing to open the door, allowing air circulation while maintaining security.

Kitchen and Bathroom Updates

For a tangible return on investment, upgrading the kitchen and master bathroom is key. “People want an updated kitchen and master bath,” Leibow says. “It can definitely increase the value of your home.” However, she cautions that this can be a double-edged sword, advising against extreme installations if you plan to sell soon, as the new owner’s preferences might differ from yours.

When renovating a kitchen or bath, consider more than just appearance; prioritize energy-efficient appliances and fixtures. An energy-efficient home not only saves you money now but also becomes a valuable asset in the future. (hgtv.com)

Flooring

Looking to increase your home’s value? Pay attention to the flooring! Leibow points out that updating floors is another improvement that pays off well. New floors can transform your home’s ambiance. “Replace flooring in all areas prone to moisture with hard surfaces, such as tile, stone, wood or vinyl plank,” advises Steven Pidgeon, CEO of Star Floors in Dallas. “This includes the kitchen, bath, laundry, and entryway.” Pidgeon emphasizes the popularity of luxury vinyl tiles and planks that resemble tile and wood, yet are durable, easy to clean, and waterproof. “They look very realistic; the industry has truly excelled in this area.”

Pidgeon also recommends removing any remnants of the previous owner’s habits or experiences. For instance, eliminate carpets that retain cigarette smoke or pet odors, along with those showing signs of heavy foot traffic. Opt for neutral colors to maximize resale potential.

Whatever enhancements you decide to make, keep in mind that they can significantly impact your home’s resale value while also providing immediate satisfaction and enjoyment.
